We get more ice dam calls out of Brown Deer than out of any other community we serve, and it is not bad luck. The village's housing stock is close to a worst-case design for ice dams, and almost nobody who owns one of these houses has been told why.
The Two Things That Stack
An ice dam forms when heat escaping from the house melts snow on the upper part of the roof, that meltwater runs down to the cold eave overhang where there is no warm attic underneath, and it refreezes there. The ice builds, traps the next round of meltwater, and that standing water works back under the shingles.
Brown Deer ranches make this worse in two specific ways.
First, minimal attic volume. A low-pitched roof on a single story leaves very little air space between the ceiling and the deck. Small volume means the air up there changes temperature fast and unevenly. On a steep two-story with a big attic, heat entering from below has room to disperse. On a 4/12 ranch attic you can crawl through on your elbows, the heat goes straight to the underside of the deck.
Second, shallow pitch. On a steep roof, water backed up behind an ice dam still has gravity working against it, and shingle laps are steeply overlapped. On a 3/12 or 4/12, backed-up water sits in a shallow pond and has time to find every lap and fastener. The same size dam pushes water much further up the roof on a Brown Deer ranch than it would on a Whitefish Bay Colonial.
Put those together and you get the pattern we see every February: stains on the ceiling three or four feet in from the exterior wall, not at the edge where people expect them.
Why the Usual Advice Falls Short Here
The standard ice dam advice is air seal, insulate, ventilate. That is still correct. But on these houses two of the three are harder than the article you read assumes.
Insulation depth is constrained. Current Wisconsin energy code wants R-49 in an attic. On a low-volume ranch attic, especially out at the perimeter where the roof deck closes down toward the soffit, there is physically not enough room for that depth without blocking the airflow path. Getting R-49 in the middle and R-19 at the edges is a common and not very useful outcome, because the edge is exactly where the dam forms.
Ventilation is harder too. Continuous soffit-to-ridge ventilation depends on an unobstructed channel from the intake at the eave to the exhaust at the peak. On a shallow ranch that channel is short and tight, and it is almost always blocked by insulation that was blown in at some point by someone who did not install baffles.
What Actually Works on These Houses
In rough order of how much difference it makes:
1. Air sealing the ceiling plane. This is the highest-return step and the one that gets skipped, because it happens in the attic and nobody sees it. Every recessed light, plumbing stack, bath fan, wire penetration, and the attic hatch itself is a hole pushing warm wet air up. Seal those before spending a dollar on insulation. 2. Baffles at every rafter bay, then insulation. Baffles hold the vent channel open from the soffit. Without them, adding insulation makes ventilation worse, which makes ice dams worse. We have opened attics where a homeowner paid for a top-up of blown insulation and their ice dams got measurably worse the next winter for exactly this reason. 3. Real intake ventilation. A ridge vent with no working soffit intake does close to nothing. On a lot of Brown Deer ranches the soffit vents were painted over, or the original construction never had adequate intake to begin with. 4. Full ice barrier coverage at replacement. This does not prevent the dam. It prevents the dam from costing you a ceiling. We install peel-and-stick ice barrier well past the code minimum on every Brown Deer job, and on the shallowest pitches we cover the whole deck.
What We Would Not Spend Money On
Heat cables. They treat the symptom, run up an electric bill every winter, and fail after a few seasons. We understand why people install them and we will not refuse to, but they are a workaround for a house that has a fixable problem.
Chopping ice off the roof. Every winter somebody takes a hammer or a garden spade to the eave and puts holes through the shingles. If you have active water coming in, steam removal is the only method that does not damage the roof. We do it, and we will tell you what caused it once the ice is off.
The Honest Sequence
If you are already replacing the roof, do the attic work at the same time. The deck is open, access is easy, and it costs a fraction of what it does as a separate job later.
If the roof has years left, do the air sealing and the baffles now anyway. It is the cheaper half of the job and it is where most of the benefit is.
