They can. If your property sits within the historic district, material and appearance may be subject to review. We work within those requirements rather than around them, and we will tell you honestly when a modern product will read wrong on a historic elevation.

The flashing at masonry is effectively the whole job. Cut stone walls and chimneys here were built long before step flashing was standard practice. Counterflashing has to be cut into a mortar joint, not surface-sealed with caulk against 150-year-old stone. Caulk on historic masonry is a two-year fix sold as permanent, and it damages the stone on the way out.

Often, yes, and it is usually the right answer. Sound slate on a steep Cedarburg roof can have decades left. Tearing it off for asphalt is frequently wrong for both the building and its value, and we will say so even though a repair is the smaller job for us.

Homes along the creek run higher ambient damp, which shows up in attics and on north-facing slopes as faster algae growth. Ventilation has to genuinely work on those properties rather than just exist on the drawings.

Steeper than most of the metro. The 19th-century building tradition here favoured steep pitches that shed snow well, which is good for the field of the roof and means more staging, harnesses and slower work. That shows in the labour line.
