Tear-off and disposal, synthetic underlayment, ice and water shield at eaves and valleys, new drip edge, pipe boot flashings, ridge cap, cleanup and the permit. Deck repair is the one variable and should be quoted per sheet up front.
We tear off. Wisconsin allows a second layer, but you cannot inspect decking you never uncovered, and the added weight and trapped heat shorten the new roof's life. If your situation is a genuine exception we will explain why.
No. We need exterior access and about ten minutes inside beforehand if the attic needs checking. We walk the finished job with you at the end regardless.
