Most of what we replace in West Milwaukee was built between 1910 and 1940, which means original board sheathing rather than plywood, and frequently two or three roofs stacked on top of it. Wisconsin allows two layers. We find three more often than we should. Tearing off to bare deck is the only honest starting point on these houses, and the boards underneath usually need at least partial replacement where gaps have opened up.

Because the village is so compact, a lot of these roofs sit close to a neighbor's. We plan drop zones before the tear-off starts, protect adjoining property, and work with the reality that there is no side yard to stage in. Nobody should be finding your roofing nails in their driveway.
