Fox Point has some of the heaviest mature canopy on the North Shore, particularly around Doctors Park and the Indian Creek ravines. Deep shade keeps roof sections damp for days, and north-facing slopes routinely look a decade older than south-facing slopes on the same house. It is the microclimate, not a defect in the shingle.

Because of what is overhead. Large lots with mature oaks and maples drop leaves and seed pods straight into the valleys, where packed debris holds water against the shingles and rots the underlayment from the top down. We inspect every valley in detail on Fox Point jobs, because that is where the damage hides.

The eastern edge takes the same wind-driven rain that Whitefish Bay and Bayside do, so rake edge and chimney flashing detail matter more there. West of Lake Drive the tree canopy is the dominant factor instead.
