Siding rarely fails dramatically. It fades, it loosens, it lets a little water past, and four years later somebody finds soft sheathing during a window replacement. By then the repair is structural instead of cosmetic.
We get called for siding for two very different reasons: it looks bad, or something is wrong. Those need different answers, so here is how we sort them.
Replace It Soon
Soft or spongy walls. Press on the wall below a window or where a roof edge meets a wall. If it gives, water has reached the sheathing. This is the one that stops being a siding conversation and becomes a framing conversation if it waits another winter.
Stains running down from a window corner or roof-wall junction. Almost always a flashing failure, not a siding failure. The siding is just where the evidence shows up. Replacing panels without fixing the flashing behind them buys you nothing.
Interior symptoms with no roof cause. Peeling paint inside an exterior wall, a musty smell in a closet on an outside wall, wallpaper lifting at a seam. If the roof checks out, look at the wall.
Buckled or wavy vinyl over a large area. Usually means it was nailed too tight and has been fighting thermal movement for years, or there is moisture behind it. Either way the wall needs opening.
Widespread cracking on vinyl. Cold-weather brittleness that has gotten past the point of spot replacement. Once you are finding cracks on multiple elevations, panel-by-panel repair stops making sense.
Watch It, But It Can Wait
Fading. Ugly, not urgent. South and west elevations always fade first. It does not affect the wall's performance.
Chalking on vinyl. That powdery residue on your hand when you touch the panel is normal UV breakdown of the surface. It is a sign of age, not a sign of failure.
A handful of cracked panels. If it is four or five panels from a hail event or a ladder, that is a repair. Color matching an older vinyl is imperfect, but it beats a full wrap you did not need.
Loose or rattling panels. Often just failed nails or clips on one run. Worth fixing before wind gets under it, but not a replacement trigger.
Small gaps at butt joints in cold weather. Vinyl is supposed to move. Gaps that open in January and close in July are the system working.
The Check Most People Skip
Go look at the inside corners and the places where a lower roof dies into a wall. Those two locations account for most of the wall rot we find. At a roof-to-wall junction there should be step flashing running up under the siding and a kickout at the bottom, a small piece of angled metal that throws water into the gutter instead of down behind the siding.
Kickout flashing is missing on a startling number of Milwaukee houses, including plenty built in the last twenty years. It is a $30 piece of metal that prevents a $9,000 repair. If you have a stain or a soft spot directly below where a roof edge meets a wall, that is almost certainly what happened.
When Siding and Roofing Are the Same Job
If your roof is within a few years of replacement and the siding needs work, look at doing them together. The flashing between the two is shared work, the staging is shared, and doing them separately means a contractor either disturbs finished work or leaves a detail half-integrated.
Before You Get Bids
Walk the house once with a phone camera. Photograph anything soft, stained, or separating, especially at windows and roof-wall junctions. Then have someone actually look behind a panel or two rather than quoting from the driveway. A quote written from the curb is a guess about the part that matters.
